WW Moore and Frank Asher form the Box Bar Ranch and lease 92,000 acres in the area from the federal government for livestock grazing.
1919
Box Bar receives title to 157 acres along the Verde River for the ranch headquarters via homestead land grant.
1960
Page Land and Cattle Co. purchases the Box Bar Ranch.
1965
1,000 acres constituting the original Rio Verde property are transferred from the National Forest Service to the Page Land and Cattle Co.
1970
A group of investors from Minnesota purchases the 1,000-acre property from Page Land and Cattle Co, and subsequently begins developing what would become Rio Verde.
1983
A Development Master Plan (DMP) for the West Thirty Six property (then known as Tonto Vista) is approved by the County Board of Supervisors (BOS).
1987
A DMP Amendment for the West 36 property (then known as Tonto Vista) is approved by the County BOS.
1990s
An additional 695 acres is purchased from Page Land and Cattle Co. through a land swap with the National Forest Service. This land would become Tonto Verde.
1991
A DMP amendment for the West Thirty Six property (renamed from Tonto Vista to Verde River) is approved by the County BOS.
2021
Toll Brothers and Shea Homes open escrow to purchase the West Thirty Six property.
2022
Toll Brothers and Shea Homes complete a comprehensive hydrogeological study of the Rio Verde area and submits the same to the Arizona Department of Water Resources for review and approval.
2023
A DMP amendment and rezoning request is submitted to Maricopa County.

Public outreach meetings and open houses to occur.

Planning commission and BOS hearings regarding proposed DMP amendment and rezoning request to be held.
